2. MACRO table — field application per roof type (VERIFIED from spec plates)

Every RMI system reads the same way: Prep → Primer → Flex → Topcoat (Thane or White Plus). The only thing that changes per roof type is where Flex goes and the mil thickness. Plate codes are RMI's own (e.g. MP-10-33-FF-F16-T17 = Metal Panel, 10-yr, 33 finished mils, factory finish, Flex 16 mil field, Thane 17 mil).

What this settles for the build: there are exactly two field patterns (seam-trace vs. full-field) and two pre-stages that only some roofs have (gravel removal, ballast removal). Everything else is a mil-thickness number and a topcoat color choice (silver vs. white).

3a. User-facing detail menu (VERIFIED — RMI Project Evaluation form, p.5)

The "Detail Drawings — check all applicable" list on RMI's own intake form is the finite menu the UI shows. Each item maps to a drawing family below; the UI filters the menu to the selected roof type.

3b. Material takeoff (VERIFIED rates, estimate only — no pricing)

If the user enters approximate roof size, the configuration can carry a quantity estimate using the plate rates. Every plate says surface condition may require increased mils, so label it "estimate from spec coverage rates, not a bid."

StageRate (from plates)
Primer1 gal per 1,000 sq ft (min)
Flex 48 mil (flat systems)3 gal/sq
Flex 64 mil (gravel, ballast 15-yr, HRS, CCS)4 gal/sq
Flex 80 mil (garden 20-yr, HRS 15-yr, CCS 20-yr)5 gal/sq
Flex, metal flashings only (FL48)seams/laps/fasteners/curbs — linear takeoff, ASSUMED allowance per detail until RMI gives a per-detail figure
Thane 17 / 22 / 28 mil1.5 / 2 / 2.5 gal/sq
White Plus 23 / 30 / 38 mil1.5 / 2 / 2.5 gal/sq

Dollar figures never appear in the tool; they come from an RMI sales rep or contractor.

3c. The details in the tool (one row per entry in DETAILS)

The Drawing panel (built 15 Sept 2026) reads these same fields: drawing and concept name the sheets it shows, steps carries the plain-language sequence, and sheet overrides the image name where two sheets share a number (gutter seams, W-7-TYP-GUTTER). Sheets render from the local library with scripts/render_drawings.py; the PNGs never enter the repo.

This is the sync table: every clickable detail in index.html, in source order. Menu label is what the rep sees; the id in brackets is the key in DETAILS and in each building's details list. Drawings gives the detail's own drawing and 3D concept plus any byRoof override the tool swaps in when the roof type changes. Status and ASSUMED are copied from that detail's own src text in the code — nothing in those two columns is a new judgement. "No VERIFIED tag" means the tool cites the drawing but has not claimed the assembly is verified against it.

The shared curb core. CS-1-TYP note 7, quoted from the drawing and VERIFIED: "DETAIL EQUALLY APPLIES TO ALL CURB MOUNTED UNITS THAT CAN BE LIFTED INCLUDING VENTS, DUCTS, SOIL STACKS, CONDUIT PENETRATIONS, HVAC, REFRIGERATION PENETRATIONS, ACCESS HATCH, SMOKE HATCH, SKYLIGHTS DOMES." The RTU, roof hatch, curb-mounted skylight, kitchen exhaust fan and bin vent are therefore one assembly with a different unit on top, and they share one build core, scripts/rmi_curb.py. Coating sequence VERIFIED for all five: clean, prepare and prime; RMI-Flex flashing coat up the curb, over the top and turned down to the interior of the curb, encapsulating the (E) flashing; RMI-Thane or RMI-White over all; unit lifted and reset on stainless screws with EPDM washers after full cure. Note 8 scopes CS-1-TYP to BUR, modified bitumen, EPDM, PVC and TPO — exposed concrete is CS-12-CON (liftable) / CS-14-CON (fixed), exposed metal curbs are CS-13-MP / CS-15-MP. The drawing is NOT TO SCALE and carries no dimensions, so every number in every curb model is ASSUMED and every one is a named constant in scripts/rmi_curb.py: curb footprint and height (taken from the footprint the app already drew at that hotspot), wall and skirt thickness, where the skirt starts, the nailer, fastener size and 12" o.c. spacing, the sealant bead, the 18" Flex apron onto the field (the same figure the RTU and D-1-TYP drain models use), the 3" turn-down inside the curb, and all coat thicknesses.

DETAILS carries 25 entries. CLAUDE.md says 28. The difference looks like the two byRoof variants that show the rep a different name (Bin vent, Manway / bin hatch) plus the Solar Post toggle, which is not in DETAILS — worth confirming before that number is quoted to anyone.

Expansion joint geometry ASSUMED end to end (no 3D render)Modelled to A-3-TYP as drawn: (E) metal mounting flanges fastened down flat on the roof system with the flexible bellow looped over the joint between them; Flex fully encapsulates the bellow, fasteners and mounting flange, min 2" past the assembly; topcoat over the Flex; roof, metal and bellow primed (note 12); damaged, loose or missing fasteners replaced. Every size still ASSUMED (§5 #16)A-3-TYP
Gallery-support wrap drawn with ASSUMED heightsModel and code posts drawn to the sheet: (E) sealant and mastic raked out, backer rod and new bead; tape 2" up / 4" out; Flex 8" above the deck; topcoat 10"P-5-C
Roof vents on metal: the whole assembly ASSUMED (Plate D fallback, no drawing)Still no vent sheet, but CS-13-MP note 7 names VENTS, DUCTS among the curb-mounted units that can be lifted, so the curb assembly is CS-13-MP's: Flex up the curb, over the top and into it; topcoat; vent lifted and reset with SS screws and EPDM washers. Plate D stays for the vent's own metal. What is left ASSUMED: that a given vent is curb-mounted and liftable, the hood, the sizes (§5 #12)CS-13-MP note 7, Plate D
Metal HVAC curb drawn with a flashing skirt (the CS-1 flat-roof curb)CS-13-MP is an (E) EXPOSED metal curb — no membrane skirt; the counterflashing is the unit's own downturned flange (CS13-1-8-3D), fastened through with SS screws w/ EPDM washers, so it lifts with the unit. Modelled 24 Sept 2026CS-13-MP, CS13-1-8-3D
Pipe boot on metal (P-9-MP): "per P-9-MP, no VERIFIED tag", code geometryModelled to the sheet: form-fitting plate fastened through, SS draw band, (E) sealant raked out and new beads at the plate edge and boot top, Flex min 2" up the pipe past the EPDM and 4" onto the panel, topcoat min 2" past the Flex. Open: the plate over ribs and all sizes (§5 #25)P-9-MP
Flush skylight panel (F-12-TYP): "no VERIFIED tag", code geometry, and the steps read note 12 as "no RMI material without fall protection"Modelled to the sheet's side lap: panel over the metal rib, fastened through the crest, Flex min 3" onto the panel, topcoat min 1" past it and over the field. Note 12 prohibits COVERING the panel without fall protection — the laps are coated regardless; the steps now say so. End laps ASSUMED (§5 #13)F-12-TYP
Arena roof hatch on metal: code curb with Flex over the top, hatch liftedModelled to CS-15-MP: fixed, (E) fasteners out, Flex to the underside of the (E) vertical metal (not over the top), new 24 ga. skirt min 4" over the system. The detail text no longer says the hatch is liftedCS-15-MP
Silo walls: code cylinders with full-height coat overlays, "per W-7-TYP"The hotspot bin carries a modelled ring to the concrete-wall sheet (sealant check and replacement, clean / repair / prime, Flex base coat, Thane) with the crack repair from Plate C (patch to match, Flex at every repair). Nothing about extents is on any document — it all stays ASSUMED and the detail text says so (§5 #17)W-7-TYP (wall sheet), Plate C, 25 Sept 2026
Gutter seams and inlets: "per W-7-TYP / D-8-TYP, no VERIFIED tag", code boxesBoth modelled to their sheets 25 Sept 2026: the seam band 2" each side of the joint following the inside of the gutter and the topcoat over the whole interior (W-7-TYP); Flex 3" out across the floor and 3" into the tube, Thane 1" further (D-8-TYP). Open: every gutter size and the strainer (§5 #26)W-7-TYP (gutter sheet), D-8-TYP

5. Open questions for RMI

Everything the tool had to decide without a document behind it, in one place. Each item says what the tool currently does and where the number lives, so an answer is a one-line change. Nothing here is customer-facing as RMI spec — the UI tags all of it ASSUMED.

Sequencing and process

  1. Application order within a detail. Does the pipe get Flex before or after the field around it? The drawings show the finished assembly, not the sequence. The tool simulates prep → primer → Flex on the penetration or flashing → Flex field (if a full-field roof) → topcoat everything.
  2. Wet and dry times between stages. Used only to pace the animation, from the plate cure notes (Thane about 4 hr, White about 3 hr). Not presented as spec.
  3. W-1-TYP coping: is the whole coping primed when the topcoat covers the entire coping under the system warranty? The tool primes only the 8" Flex band at each joint, matching the drawing's band logic, but topcoats the whole run.
  4. Degreasing method before priming a kitchen exhaust curb. The plates are clear that no RMI material goes over a contaminant, but not how the grease comes off.

Dimensions the drawings do not give

  1. How far Flex runs onto the field from a curb, and how far it turns down inside. CS-1-TYP says only "EXTEND TO INTERIOR OF CURB", with no dimension. Every curb model uses 18" onto the field and a 3" turn-down. Both are single constants in scripts/rmi_curb.py, so both change in one place.
  2. W-11-TYP wall flashing height. The drawing runs Flex the full height of the (E) base flashing to the reglet but does not dimension the flashing. The tool uses 24", with the reglet 2" above it and the counterflashing lapping 4". A typical height or a range would settle the model and the code run together.
  3. Parapet base flashing height. D-4-TYP draws the Flex base coat the full height of the (E) wall flashing up to the coping, so every parapet now shows a 6" cant, base flashing, and Flex and topcoat to the coping. Cant size and flashing height are assumed (PB in index.html).
  4. D-4-TYP scupper sizes and exterior termination. The drawing is NTS. The tool uses a 16" x 5" sheet-metal tube with a 2" exterior collar and runs the sealant bead round the whole collar, where the drawing shows the bead only at the bottom. Also: is the 12" field extent measured from the cant toe, as modelled, or from the wall? All named constants in scripts/build_overflow_scupper_D-4-TYP.py.
  5. P-6-TYP soil stack dimensions. Not to scale, no dimensions. The model uses a 4" stack 24" above the roof, 1/16" lead with a 14" base flange turned 1" into the bore, a 3/8" sealant bead, Flex 6" past the flange and 6" down the bore, and topcoat 1" past the Flex. All named constants in scripts/build_lead_soil_stack_P-6-TYP.py.
  6. F-8-TYP side lap sizes. NTS and dimensions nothing. The model uses a 6.6" x 1.32" rib with a 3" crest, lap fasteners at 12" o.c. through the crest, Flex 2" past the rib base onto the flat with primer on the same band, and sealant beads at both lap edges. Does RMI specify a minimum Flex extent past the rib, and a lap-fastener spacing? Constants in scripts/build_rpanel_side_lap_F-8-TYP.py and LAP in index.html.
  7. F-9-TYP standing seam sizes. The drawing is explicitly not to scale and carries no dimensions, and says the seam configuration may vary. The model uses a generic 24" o.c. double lock: 1.68" legs 2.4" tall under a 3.12" cap, sheet drawn at 0.05", concealed clips at 24" o.c. Constants in scripts/build_standing_seam_F-9-TYP.py and SEAM in index.html.

Details with no drawing behind them

  1. Roof vents on metal roofs. No dedicated vent drawing in the library. The tool now draws the vent on the CS-13-MP curb — note 7 names vents and ducts among the liftable curb-mounted units — with the vent's own metal left to Plate D. Open: are metal-roof vents normally lifted (CS-13-MP) or left in place (CS-15-MP)? Is a typical gooseneck or relief hood on a 24" curb a fair stand-in? Should the hood's own metal show coated? (It is drawn bare.) Constants in scripts/build_metal_curb_vent_CS-13-MP.py. SPF has SPF-16-TYP; exposed concrete is treated as a curb per CS-12-CON.
  2. Flush-mounted skylight panels: end laps and size (F-12-TYP), and SPF. The sheet draws one side lap and there is no 3D render. The model (scripts/build_flush_skylight_F-12-TYP.py) spans one R-panel sheet between two lap ribs, or one 24" standing-seam pan, and laps the ends 6" (metal over the panel up-slope, panel over the metal down-slope), fastened across, with Flex 3-1/4" onto the panel and 3" onto the metal (topcoat 1-1/4" past the Flex). Open: is that the usual end-lap arrangement, and does RMI measure the 3" from the panel's edge over the rib or from where its flat starts (modelled from the flat)? On SPF there is no skylight drawing; treated as a curb per SPF-13-TYP.
  3. The arena's roof hatch on a metal slope — CS-15-MP sizes and order. Modelled 24 Sept 2026 to the sheet: (E) fasteners out, Flex to the underside of the (E) vertical metal, new 24 ga. skirt min 4" over the system, SS screws w/ EPDM washers. Open: is the skirt fitted after the topcoat (modelled) or before it? How far does the (E) vertical metal typically come down (3" modelled)? Is the skirt a separate new piece every time, or only where the (E) metal doesn't reach 4" over the system? Constants in scripts/build_roof_hatch_metal_CS-15-MP.py.
  4. Wrap heights on the SPF variants of the HVAC curb and roof hatch (SPF-13-TYP): the sheet shows Flex up the curb under new skirt metal but gives no height. The pipe penetration (SPF-4-TYP) is off this list on paper — the Flex runs min 1" above the rain-collar flashing and the topcoat min 1" past the Flex — but its code geometry has not yet been checked against those figures (a single number in the builder). (The gallery support, P-5-C, is off this list: tape 2" up and 4" out, Flex min 6" past it, topcoat min 2" past the Flex; model and code drawn to them 24 Sept 2026. Its sizes are #23.) (The penthouse wall, W-13-TYP, is off this list: Flex runs up to the fixed counterflashing, VERIFIED 2026-09-14; its sizes are #21.) (The sleeper support, CS-8-TYP, is off this list: the drawing has no wrap — the coats run continuous under the raised sleeper. VERIFIED 2026-09-14.)
  5. Ridge cap and expansion joint: no 3D concept render. A-3-TYP still has none. The expansion joint is modelled as the 2D drawing shows it — flanges flat on the roof system, the bellow looped between them — and note 8 covers every other configuration, so the open items are the sizes: 4" joint, 4" x 1/16" flanges, a 3/16" bellow looping 2-1/2" above the flanges, fasteners 6" o.c. Constants in scripts/build_expansion_joint_A-3-TYP.py and EJ in index.html. F-21-M-TYP is now modelled to its 2D drawing, but with no render to check the massing against, these are open: is a 6" cap lap right, and is the closure typically nearer the ridge than the 18" the model uses? Note 12 only sets the minimum recess, not the position. Constants in scripts/build_metal_ridge_cap_F-21-M-TYP.py.
  6. Vertical application on silo walls. W-7-TYP covers concrete and CMU walls, but sequence and coverage on a curved silo wall come from the Longview grain terminal project rather than a drawing. Modelled 25 Sept 2026 as a 4-ft ring of one bin's wall (scripts/build_silo_wall_W-7-TYP.py), with everything about extents ASSUMED and said so in the tool: the whole wall coated full height, primer then Flex then Thane sprayed vertically; eight vertical control joints per bin (1" wide, 1/2" deep) with the (E) sealant raked out and replaced per the sheet; a 3/4" construction (lift) line at mid-band; hairline cracks routed and patched 1-1/2" wide per Plate C, Flex over the repairs. Open: does RMI coat bin walls full height or only a band; is a jump-form / slipform bin's construction line treated as a joint; is the Plate C crack rule (patch, epoxy injection) what RMI does on a wall; a typical joint spacing; and the vertical spray rate (Flex "may increase depending on wall finish"). Constants at the top of the build script.

Takeoff

  1. Per-detail Flex allowance for the material estimate, especially on metal roofs: how many gallons a curb, or a run of side lap, actually consumes. The plates give field rates only, so the tool's per-detail allowances are assumed and labelled as such in the UI.
  2. Building type to roof type pairing (which roof types to offer for a school versus a warehouse). Not an RMI question; drafted from public building-stock data and tagged.
  3. P-8-TYP Chem-Curb sizes and order. NTS, no dimensions beyond the 4" Flex and 2" topcoat minimums up the penetration. The model uses a 30" x 16" x 4" curb with a 1/2" wall around four penetrations, 3/8" M-1 beads inside and outside the curb and at each penetration, fill 3/4" higher at a penetration tapering over 4", and Flex 6" / topcoat 7" onto the field. Open: is the curb set before or after priming (modelled before), how far does the Flex run onto the field, and how high should the fill crown at the penetration? Constants in scripts/build_chem_curb_P-8-TYP.py.
  4. W-13-TYP fixed counterflashing sizes and the skirt. NTS, no dimensions beyond the skirt's min 4" over the RMI system. The model puts the counterflashing top 24" above the roof, 6" deep, standing 1" off the wall with a 1/2" hem; the (E) flashing runs up behind it; Flex and topcoat tuck 1/2" up behind the hem; the skirt runs 21" to 13.5" (5" lap) with fasteners 12" o.c. through the counterflashing. Open: a typical counterflashing height; is the skirt fitted after the topcoat (modelled) or before it; is the skirt required every time or only where the counterflashing doesn't reach 4" over the system? The drawing shows no term bar — confirm none is wanted. Constants in scripts/build_wall_counterflashing_fixed_W-13-TYP.py and PW13 in index.html.
  5. F-1-TYP edge metal: fascia coverage and sizes. The drawing strips the flange in, runs Flex over the stripping onto the field and the topcoat over the Flex, both ending at the roof edge. It draws no tape and no exposed face fasteners — only the cleat fastener, concealed behind the fascia — so the tool shows neither (settled from the drawing, 15 Sept 2026). The tool still adds, tagged ASSUMED: Flex and topcoat carried down the fascia face to the drip, following F1-34-FT-3D note 10 (topcoat to all surface areas). Open: does the Flex go down the fascia or only the topcoat, and how far — to the drip, or a set distance? Is the seam the drawing says to confirm the stripping's field edge? Typical flange and fascia sizes (the model uses 4" and 4", stripping 4" past the flange). Constants in scripts/build_perimeter_edge_metal_F-1-TYP.py and EM in index.html.
  6. P-5-C circular support sizes. The wrap extents are on the sheet and modelled at their minimums; nothing else is dimensioned. The model uses a 10-3/4" OD steel pipe (10" NPS) through a 6" deck with a 1/2" gap, a 1/2" sealant bead at the corner, a backer rod in the gap below it, and 60-mil butyl tape whose corner cuts across the bead. Open: the typical gap, and how deep the backer rod sits; butyl tape or the three-course Flex/polyester as the default. Constants in scripts/build_circular_support_P-5-C.py and SP in index.html.
  7. Where a curb meets a sloped metal panel. CS-13-MP, CS-15-MP and all four CS13 concept renders draw the curb only; none shows the roof panel. The three metal curb models (scripts/rmi_metal_curb.py) assume the usual metal building practice: plumb curb walls notched over the ribs, so the ribs run on under the curb and around it; the curb top level (taller on the down-slope side — 14"/22" for the 8-ft HVAC curb at 1:12); the Flex 18" out onto the panel, following every rib, and where its edge lands on a rib, carried over it to 2" past the rib base (the F-8-TYP lap figure). No cricket is drawn on the up-slope side. Open: does RMI want a minimum Flex extent onto the panel from a metal curb, and should a cricket or diverter be shown? Also the curb itself: 2" insulated double-skin wall (as CS13-1-8-3D draws it), 3" turn-down inside, 4" counterflashing with a 3/4" kick, screws 12" o.c. 2" below the top.
  8. P-9-MP pipe boot on a ribbed panel. The sheet draws the panel flat. The model forms the aluminium plate over the R-panel ribs either side (a 24" square plate) and sets an 18" plate between standing seams; where the 4" Flex edge lands on a rib it carries on over it. Open: is a plate formed over the ribs the usual case, or should the boot sit in a pan only? Sizes: 4" pipe standing 24", a four-step boot 11" across its base and 8-3/4" tall, a 3/16" plate, fasteners 1" in at 3" o.c. Constants in scripts/build_pipe_boot_P-9-MP.py.
  9. W-7-TYP / D-8-TYP gutter and inlet sizes, and the strainer. Neither sheet is to scale or carries a dimension beyond the coat extents (2" each side of a joint; 3" out and 3" into the inlet, Thane 1" further). The two models and the code run share one section: a 12" x 8" box gutter in 24 ga., back wall 1/4" under the panel edge, front wall 1/2" lower with a 3/4" rolled bead, hanger straps 30" o.c.; sections lapped 1" with the down-run one nested inside and riveted (three up the back, two across the floor, two up the front); a 4" round outlet with a 1" flange on the floor, two rivets, and a wire-basket strainer that is lifted out for the work and reset after the topcoat — no sheet shows a strainer at all. Open: a typical gutter profile and hanger spacing RMI sees; whether the seam is lapped and riveted or soldered / sealed (the sheet draws rivets and no sealant); whether the strainer stays out or is coated in place; and whether the topcoat goes over the gutter's outside face too (D-7-FT-24-3D shows the coating at the top edge; the 2D says interior). Constants in scripts/rmi_gutter.py and GUT in index.html.
  10. Solar post supports: sizes, the metal-panel case, and SPF. P-1-S-TYP is NTS with no 3D render; its extents are modelled at their minimums (Flex 6" onto the roof, 3" up the post past the repair; Thane 2" past the Flex; the lower weep hole 3" above the Flex). Everything else is read off the sheet's proportions: a round 4-1/2" OD aluminium post, a round 12" base plate with four anchors, a 14" pocket through a 5" roof system, the repair mounded 2-1/4" up the post, the upper weep hole 3" above the lower on the opposite face. Open: round or square posts, and typical post, plate and pocket sizes; the repair material RMI expects (LWIC is "shown for illustration"); whether P-2-S-TYP (pocket filled with ISO-FLEX 825) is the more usual case; which way the weep holes face. Metal panel: no P-S sheet draws a solar post on a metal panel roof, so the posts on the four metal gable buildings stay code — is it P-1-S-TYP with the plate on the panel (note 7 says "all solar post supports"), P-9-MP (its note 7 names circular supports through metal panel), or a clamp-on attachment RMI does not flash? SPF: the model is used as drawn on the foam, with the post standing square to the slope (as the code posts always did) rather than plumb. Constants in scripts/build_solar_post_P-1-S-TYP.py and SOLAR in index.html.

Warehouse × R-panel metal roof × one curb-mounted HVAC unit.

Why: metal is RMI's most distinctive application (seam-trace), the R-panel side-lap family has the most 3D references (8), the metal curb detail has 4 concept renders (CS13-1-*), and it exercises both stages the demo needs to sell — "Flex only where the roof leaks, Thane over everything."

Stage sequence for that slice (VERIFIED pattern, ASSUMED ordering):

  1. Existing roof — rust at laps, fastener heads
  2. Prep — rust treated, fasteners replaced
  3. Primer — seams, laps, fasteners, curb
  4. Flex (gold) — traces every side lap, end lap, fastener head, and wraps the curb base
  5. Thane (silver) — full-field spray, everything goes uniform
  6. Optional: swap topcoat to White Plus; add Solar Post supports (P-1-S-TYP)

Zoom target: the curb (CS-13-MP / CS13-1-8-3D) and one side lap (F-8-TYP / F8-2-FT-3D).

7. What to put in the project's Files (not all 296)
